Why should I maintain my asphalt?

Sealcoating, crack repair, and patching are economically predictive maintenance methods designed to extend the life cycle of your asphalt investment. Motor oil and all petroleum based chemicals along with salt and oxidation from sunlight, accelerate the useful life of asphalt. Deploying a systematic program of sealcoating and asphalt maintenance will keep water from penetrating the asphalt and can extend the life cycle of pavement up to 300%! While protecting your pavement, asphalt sealcoating creates an attractive appearance keeping your property looking first class.

When my job is scheduled, what should I do to prepare?

To complete your project we will need access to the entire area to be sealcoated. Per customer request, large parking areas can be completed in sections. Areas with locked gates or fenced areas may require personnel to provide access. Lawn sprinklers must be deactivated for the duration of the project.

How soon may we drive on our lot after sealcoating?

The fresh sealer must remain blockaded and allowed to cure for approximately 24 hours depending on the weather conditions. In certain situations, our staff can apply more latex modifier a faster drying application that can be driven on sooner. Sometimes immediately following a sealcoating project, vehicles may leave scuffs or "power steering marks". This usually happens when a driver vehicle backs out of a parking stall, stops, and turns the steering wheel while standing still. These marks wear out in a week or two and should not require any additional work.

How often should asphalt be sealcoated?

Asphalt lasts longer when sealed every two to four years. New asphalt will be best protected if sealed after the first winter. Many commercial properties sealcoat asphalt on a two-year cycle. This predictive maintenance practice minimizes repairs while promoting a safe and aesthetically pleasing driveway, roadway, recreational path or parking lot. Many factors are considered when determining the right sealing frequency. Traffic volume, weather conditions, exposure to deteriorating elements and especially the application method used when applying the sealer, are key factors affecting asphalt longevity. What is the difference between an asphalt overlay and a saw cut remove and replace?

An overlay is new asphalt placed over the old asphalt. A cut out is saw cut and removed and replaced to the original thickness.

How long before I can drive on a newly patched area?

Depending on temperature, Bronco Asphalt Maintenance recommends that vehicles can drive on overlay and cut out areas after 24 hours. High ambient temperatures may keep asphalt soft for days. 

How long will sealcoating an asphalt driveway last?

Depending on variables including weather, traffic volume, snowplowing and trees; sealcoating residential drives every two to four years is a common.

When can I reactivate my lawn sprinklers?

Depending on the ambient temperature, usually 24 hours.

What specification of asphalt sealer does Bronco Asphalt Maintenance recommend?

Bronco Asphalt Maintenance uses STARSEAL asphalt pavement sealer. STARSEAL is a coal tar emulsion sealer that contains 48% to 52% solids. This is a premium commercial grade sealer and not available at retail stores. The sealer is made from refined coal tar, selected clays, water and emulsifiers with a commercial sand load. The correct sand mixture is a crucial element in sealcoating to extend the life of the sealer and provides safer surface traction. Also added to the sealer is STARSEAL Macro-Flex latex modifier, which enhances the bonding properties of the sealer. Macro-Flex increases toughness and helps the sealer to dry quicker and reduces tire turning marks and gives the sealcoat a deep dark finish. Bronco Asphalt Maintenance is a professional STARSEAL applicator and our specification are in full accordance of the manufacturer's specifications.

Should my asphalt be cleaned before sealcoating?

In preparation for sealcoating, Bronco Asphalt Maintenance staff cleans all pavement surfaces of vegetation and dirt thoroughly with high power blowers. For heavy vegetation and dirt-covered areas, we use high powered edgers, weed trimmers and blowers to prep the asphalt for optimum adhesion.

How long until traffic can resume on a fresh sealcoating surface?

Depending on weather, approximately 24-48 hours. We can schedule night and weekend commercial work to minimize downtime.

I cannot close my business to sealcoat our entire parking lot, can anything be done to allow access to my parking lot while sealcoating?

Absolutely. Our ability to clearly sequence work on large commercial lots allows for continuous, partial use as sections are completed. Bronco Asphalt Maintenance staff place safety cones, line tape and directional aids to keep traffic flowing in a safe and efficient manner.

How is sealcoating applied?

Depending on the surface and customer preference. Asphalt sealer is applied by broom or pressurized spray methods

What about oil spots & stains, does asphalt sealer cover them?

Oil, grease, and gasoline stains are treated and in severe areas, will be prime coated using STAR ONE-STEP oil spot bonding agent. This is important as asphalt sealer will not adhere to petroleum products.
